Warehouse units to be marketed at The Loddon Centre
Hermes Real Estate have appointed BDT in a joint agency role, to remarket industrial and warehouse units at The Loddon Centre in Wade Road, Basingstoke, some 1½ miles from Junction 6 on the M3 motorway.
A total of 9 units are likely to be returned to the local market over the course of 2013-2014, as existing leases expire and tenants move on for one reason or another. Unit sizes will range from approx. 5,000 up to approx. 26,000 , with size options also available at around 10,000-12,000 and 18,000 .
Each unit will be improved using monies received from dilapidations settlements with the outgoing tenants, and beyond that further expenditure is likely in an overall ‘upgrade’ programme for the estate in general. Signage, branding, landscaping, and refuse collection points are all areas which are likely to see improvements in the near future.
Quoting rents for new leases of 5 years or more are to be set at £6.75 psf for the larger size options, and £7.25 psf for the smaller units.
